Planning applications have to be decided in line with the relevant Local Planning Authority’s development plan – unless there is a very good reason not to do so.
A valid application must be submitted to the Local Planning Authority. A valid application comprises:
Once an application has been validated and registered, the Local Planning Authority will then publicise and consult on it. This gives the public the opportunity to express views. The parish, town or community council will usually be notified, other bodies such as the county council, and the Environment Agency may also need to be consulted. Most planning applications are decided within eight weeks and decisions will be provided in writing.

- Information requested on the standard application form;
- Mandatory national information requirements, including a design and access statement if one is required; and
- Information specified on an Local Planning Authorities local list.
